SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS, on March 27, 2017, Floyd R. Mitchell and Meleasia Shaw husband 
and wife executed a certain Deed of Trust to Travis Chapman, Trustee for 
the use and benefit of Mortgage Electronic Registration Systems, Inc., 
as Beneficiary, as nominee for First Bank, its successors and assigns 
which Deed of Trust is of record in the office of the Chancery Clerk of 
Franklin County, Mississippi, on March 30, 2017, in Book 314, Page 8-20, 
as Document Number 063008, modified pursuant to the Modification 
recorded on December 8, 2021, as Document Number 72275, in Book 389, at 
Page 150-160, and modified pursuant to the Modification recorded 
December 8, 2021 in Book 0989, Page 160, as Document Number 72275, and 
modified pursuant to the Modification recorded on June 30, 2022, as 
Document 73178, in Book 0342, at Page 160-168.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or 
assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by 
instrument recorded in the Chancery Clerk's Office on May 7, 2026 in 
DOT Book 2026, in Page 2601-2602, as Document Number 80234; and
WHEREAS, Default having been made in the terms and conditions of said 
deed of trust and the entire debt secured thereby having been declared 
to be due and payable in accordance with the terms of said deed of 
trust, PennyMac Loan Services, LLC, the legal holder of said 
indebtedness, having requested the undersigned Substitute Trustee in 
said deed of trust, will on July 9, 2026 offer for sale at public outcry 
and sell within legal hours (being between the hours of 11:00 a.m. and 
4:00 p.m.), at the front door on the north 36 Main Street side of the 
Franklin County Courthouse in Meadville, Franklin County, Mississippi, 
to the highest and best bidder for cash the following described property 
situated in Franklin County, Mississippi, to wit:
A parcel of land containing 2.4 acres, more or less, situated in the 
East Half of Section 17, Township 5 North, Range 5 East, Franklin 
County, Mississippi, more particularly described as follows: Commencing 
at the Northwest corner of Section 17, run thence East 4028.1 feet; 
thence South 2718.5 feet; thence South 85 degrees 55 minutes West 253.7 
feet to the public road; thence South 52 degrees 00 minutes East along 
said public road 335 feet to the point of beginning; thence North 28 
degrees 09 minutes East 493.7 feet; thence South 68 degrees 30 minutes 
East, 60 feet; thence South 0 degrees 30 minutes East, 588 feet to the 
public road; thence North 68 degrees 30 minutes West along said public 
road, 155 feet, thence North 52 degrees 00 minutes West along said 
public road, 190 feet to the point of beginning, as shown by plat of 
survey prepared by Sam N. Alford, Registered Land Surveyor, dated August 
8, 1983, a copy of which is attached to that certain Warranty Deed dated 
August 29, 1983, executed by Willie Ena Alleman to Willard E. Seale, 
recorded in Deed Book v-7, Pages 25-27 of land records of Franklin 
County, Mississippi, reference to which is hereby made for all purposes.
More commonly known as: 4602 Little Springs EXT, Smithdale, MS 
39664-4097
I will convey only such title as vested in me as Substituted Trustee.
