Shall have a dealer service facility within 50 miles of County Barn 
located at Roxie, MS.
Must have 60 month, Zero Deductible warranty (or 5,000 hours, whichever 
comes first)

SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 18th day of December 2023, R. Anthony Evans and Joyce 
Ann Evans executed a certain Deed of Trust to Thomas R. Hudson, Trustee, 
for the benefit of BankPlus, a Mississippi Banking Corporation, which 
Deed of Trust was recorded in the office of the Chancery Clerk of 
Franklin County, Mississippi, and recorded in Deed of Trust Instrument 
75992, Book 2024 Page 48 of the land records; and, 
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead 
of Thomas R. Hudson, Trustee for BankPlus, a Mississippi Banking 
Corporation, said Appointment of Substitute Trustee being recorded in 
Instrument 79772, Book 2026 Page707 of the records of the Chancery Clerk 
of said County; and,
WHEREAS, fee simple title is vested in R. Anthony Evans; and,
WHEREAS, default having been made in the terms and conditions of said 
Deed of Trust and the entire debt secured thereby having been declared 
to be due and payable in accordance with the terms of said Deed of 
Trust, the legal holder of said indebtedness, BankPlus, a Mississippi 
Banking Corporation, having requested the undersigned Substituted 
Trustee to execute the trust and sell said land and property in 
accordance with the terms of said Deed of Trust and for the purpose of 
raising the sums due thereunder, together with attorney's fees, 
trustee's fees and expense of sale.

Plat Book, Page 2 of the public records of said Franklin County, said 
iron pin being the Point of Beginning of this description, and 
proceeding thence North 62 degrees 20'21" East 238.90 feet to an iron 
pin; thence North 06 degrees 14' 10" West 350.08 feet to an iron pin on 
the South right-of-way line of U.S. Highway 84; thence in an easterly 
direction along said right-of-way line and the arc of a curve to the 
left (Curve Data: Chord Bearing and Distance = North 78 degrees 16' 21" 
East 354.69 feet; Radius = 5761.98 feet; Delta Angle = 03 degrees 31' 
39"; Arc Length = 354.74 feet) to a concrete right-of-way marker and a 
point of tangency; thence continuing along said right-of-way line North 
76 degrees 27' 13"East 370.69 feet to the center of Harves Creek; thence 
leaving the South right-of-way line of said U.S. Highway 84 and running 
in a southerly direction downstream along the center of said Harves 
Creek as follows: South 58 degrees 03' 02" East 110.65 feet; South 36 
degrees 06' 26" East 86.11 feet; South 21 degrees 04' 07" East 115.04 
feet; South 03 degrees 08'34" East 212.76 feet to the North right-of-way 
line of the Illinois Central Gulf Railroad; thence leaving said Harves 
Creek and running South 64 degrees 33' 31" West along said North 
right-of-way line 867.48 feet to a point of curvature; thence continuing 
said North right-of-way line and the arc of a curve to the right (Curve 
Data: Chord Bearing and Distance = South 65 degrees 34' 37" West 244.05 
feet; Radius = 6866.84 feet; Delta Angle = 02 degrees 02' 11"; Arc 
Length = 244.06 feet) to an iron pin at a fence corner; thence leaving 
the North right-of-way line of said Illinois Central Gulf Railroad and 
running North 13 degrees 34' 22" West along an old fence 312.36 feet to 
the Point of Beginning.
Excepting therefrom a certain 1.3 acre parcel conveyed to Ricky L. Adams 
as recorded in Deed Book D-9, Page 131 of the public records of said 
Franklin County, Mississippi, containing 11.60 acres, excluding the 
above-mentioned exception.
Being the land conveyed to Richard Evans and wife Eva Evans from Denver 
B. Evans by Warranty Deed dated the 1st day of November, 2005, and of 
record in the office of the Chancery Clerk of Franklin County, 
Mississippi, in Land Deed Book L-11, Pages 469-472.
Being the land conveyed to Denver B. Evans from Donnie J. Cotton by 
Warranty Deed dated the 4th day of April, 2002, and of record in the 
office of the Chancery Clerk of Franklin County, Mississippi, in Land 
Deed Book W-10, Pages 288-291.
Being the land conveyed to Denver B. Evans and Donnie J. Cotton from 
Dorothy Marie Henderson Johnson and JoAnn Henderson Rutland (sisters) by 
Warranty Deed dated the 26th day of August, 1993, and of record in the 
office of the Chancery Clerk of Franklin County, Mississippi, in Land 
Deed Book D-9, Pages 554-556.
Being a part of the lands confirmed in the Petitioners of Marie 
Henderson Johnson and JoAnn Henderson Rutland by a Judgment Admitting 
Will to Probate as muniment of title of real estate only in the Chancery 
Court of Franklin County, Mississippi, styled In Re: Minnie Lou 
Henderson, Deceased, Cause No. 10875, dated the 25th day of February, 
1991, and of record in the office of the Chancery Clerk of Franklin 
County, Mississippi, in Land Deed Book U-8, Pages 52-54.
