NOTICE OF SUBSTITUTE TRUSTEE'S SALE

COUNTY OF FRANKLIN
WHEREAS, default has occurred in the performance of the covenants, terms 
and conditions of a Deed of Trust dated February 12, 2009, executed by 
GLORIA J ROBISON and WILLIE D ROBISON conveying certain real property 
therein described to FIRST AMERICAN TITLE INSURANCE COMPANY, as Trustee, 
for WELLS FARGO BANK N.A., Original Beneficiary, to secure the 
indebtedness therein described, as same appears of record in the Office 
of the Chancery Clerk of Franklin County, Mississippi filed and recorded 
March 6, 2009, in Deed Book 266, Page 341; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred 
and assigned to BRAVO Residential Funding Trust 2024-RPL1; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the 
undersigned so to do, as Substitute Trustee or his duly appointed agent, 
by virtue of the power, duty and authority vested and imposed upon said 
Substitute Trustee shall, on January 8, 2026 within the lawful hours of 
sale between 11:00AM and 4:00PM at the north front door of the 
Courthouse proceed to sell at public outcry to the highest and best 
bidder for cash or certified funds ONLY, the following described

THENCE RUN SOUTH 25 DEG 50" W 4.45 CHAINS ALONG A BARBED WIRE FENCE, TO 
THE POINT OF BEGINNING, AND BEING 1.25 ACRES, MORE OR LESS, ON WHICH IS 
LOCATED A BRICK HOME.
PROPERTY ADDRESS: The street address of the property is believed to be 
1690 NEW SALEM RD NE, MCCALL CREEK, MS 39647. In the event of any 
discrepancy between this street address and the legal description of the 
property, the legal description shall control. 
Title to the above described property is believed to be good, but I will

SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 25, 2022, Darnell Puckett and Pamela Puckett executed 
a Deed of Trust to Charles B. Magee, Jr., Trustee for the benefit of 
Bank of Franklin, a State chartered bank of Franklin County, 
Mississippi, Beneficiary, to secure an indebtedness therein specifically 
mentioned and set forth and covering the real estate in Franklin County, 
Mississippi, described below, which Deed of Trust is recorded in Deed of 
Trust Book 341 at Page 49 of the land records of Franklin County, 
Mississippi; and,
WHEREAS, on November 24, 2025, the Beneficiary, Bank of Franklin, duly 
and legally substituted Ashley A. Johnson as Trustee in the above 
referenced Deed of Trust dated March 25, 2022, by Substitution of 
Trustee recorded in Deed of Trust Book 2025 at Page 6762, of the records 
on file in the office of the Chancery Clerk of Franklin County, 
Mississippi, which substitution was actually spread upon said record 
prior to the first date of publication of this notice; and, 
WHEREAS, default has occurred in the payment of the indebtedness secured 
by said Deed of Trust, and default has occurred in the performance of
