SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on April 19, 2022, Tony Combs and Robin Combs executed a Deed
of Trust to J. Barret Martin, as Trustee for United Mississippi Bank,
being the Lender therein, under the terms of which the hereinafter
described property was conveyed to said Trustee to secure the payment to
the said Lender of a certain indebtedness therein mentioned and
described, which Deed of Trust was recorded on April 19, 2022, in Book
341, at page 244, among the Records of Mortgages and Deeds of Trust on
file in the office of the Chancery Clerk of Franklin County,
Mississippi;
of Trust to J. Barret Martin, as Trustee for United Mississippi Bank,
being the Lender therein, under the terms of which the hereinafter
described property was conveyed to said Trustee to secure the payment to
the said Lender of a certain indebtedness therein mentioned and
described, which Deed of Trust was recorded on April 19, 2022, in Book
341, at page 244, among the Records of Mortgages and Deeds of Trust on
file in the office of the Chancery Clerk of Franklin County,
Mississippi;
WHEREAS, by Substitution of Trustee dated August 11, 2025, and recorded
August 13, 2025, in Deed of Trust Book 2025, at page 5336, of the Deed
of Trust Records of the Chancery Clerk of Franklin County, Mississippi,
Beneficiary, named Grayson R. Lewis as Substituted Trustee in said deed
of trust.

WHEREAS, default has been made in the payment of the indebtedness
secured by said deed of trust, and the Beneficiary has exercised the
option in such as provided, and has declared the entire unpaid balance
of said indebtedness immediately due and payable and has directed the
undersigned, as Substitute Trustee in said Deed of Trust, to execute the
same by sale of the property herein described in accordance with the
terms and conditions of the said Deed of Trust; and
secured by said deed of trust, and the Beneficiary has exercised the
option in such as provided, and has declared the entire unpaid balance

undersigned Substitute Trustee, will, within the legal hours of 11:00
a.m. and 4:00 p.m., on Friday, September 12, 2025, at the north front
door of the Franklin County Courthouse at Meadville, Mississippi, offer
for sale and sell to the highest and best bidder for cash the following
described property situated in Franklin County, Mississippi, to-wit:

98 in a slight curve; thence with said right-of-way having a chord
course of South 53° 13' East 219.5 feet to the point of beginning,
being that same land conveyed to Clement W. Bowlin and wife, Dianne W.
Bowlin by Jimmie Sherrill Allen and Wife, Georgia Pearl Allen, by
Warranty Deed, dated April 11, 1975 and recorded in Deed Book Z-6 at
page 592-593, and being the same land shown by plat prepared by Carl
Hammarstrom recorded in Deed Book G-5, at page 462, and being 0.88
acres, more or less, in the NE 1/4 NW 1/4, Section 20, T5N, R4E,

Parties subject to the ordinance to post Security prior to receiving any
permit to the level determined by and in the sole discretion of the
Franklin County Board of Supervisors, and specifically the District
Supervisor issuing the permit. A full copy of the ordinance is available
for public inspection at the Franklin County Chancery Clerk's Office
at the Franklin County Courthouse in Meadville, Mississippi. This
Ordinance shall go into effect immediately.
