SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS, on July 26, 1990, Eugene McWee, Sr. a/k/a Eugene McWee and 
wife, Esther T. McWee executed a certain Deed of Trust to Larry C. 
Smith, County Supervisor, Trustee for the use and benefit of United 
States of America, acting through the Farmers Home Administration, 
United States Department of Agriculture which Deed of Trust is of record 
in the office of the Chancery Clerk of Franklin County, Mississippi, on 
July 26, 1990, in Book 184, Page 590-595 as Document Number 5031.
WHEREAS, United States of America acting through the United States 
Department of Agriculture Rural Housing Service (RHS), formerly Farmers 
Home Administration, the current holder and/or assignee, substituted 
Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the 
Chancery Clerk s Office on June 20, 2024 in DOT Book 2024, in Page 
3594-3595, as Document Number 76766; and
WHEREAS, Default having been made in the terms and conditions of said 
deed of trust and the entire debt secured thereby having been declared 
to be due and payable in accordance with the terms of said deed of 
trust, United States of America acting through the United States 
Department of Agriculture Rural Housing Service (RHS), formerly Farmers 
Home Administration, the legal holder of said indebtedness, having 
requested the undersigned Substitute Trustee in said deed of trust, will 
on April 30, 2025 offer for sale at public outcry and sell within legal 
hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main

1952 and of record in Deed Book X-4 at Page 63; thence with the center 
line of road N 80∞56'E 655.0 feet to a point in the center line of 
road; thence South 30.0 feet, more or less, to the South right of way 
line of road, said point being the point of beginning of the herein 
conveyed lands; thence; with said right of way line N 84∞05'E 185.0 
feet; thence South 140 feet, more or less to the center line of McCall 
Creek; thence down creek, with the center line thereof, 188.1 feet; 
thence leaving creek North 160.0 feet, more or less to the point of 
beginning, being a part of that land conveyed to Emanuel McWee by C. S.
