SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 26, 1991, Annette H. Smith and Tommie L. Stewart 
executed a Deed of Trust to Larry C. Smith, as Trustee for the benefit 
of the United States of America, acting through the Farmer Home 
Administration, United States Department of Agriculture, which Deed of 
Trust is on file and of record in the office of the Chancery Clerk of 
Franklin County, Mississippi, in Book 187 at Page 276 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured 
thereby, substituted James E. Albertelli, P.A. dba ALAW as Trustee 
therein, as authorized by the terms thereof, by instrument recorded in 
the office of the aforesaid Chancery Clerk in Book 2024 at Page 3937 
(Instrument #76971); and
WHEREAS, default having been made in the performance of the conditions 
and stipulations as set forth by said Deed of Trust, and having been 
requested by the legal holder of the indebtedness secured and described 
by said Deed of Trust so to do, notice is hereby given that James E. 
Albertelli, P.A. dba ALAW, Substitute Trustee, by virtue of the 
authority conferred upon me in said Deed of Trust, will, on September 
26, 2024, during the legal hours (between the hours of 11 o'clock a.m. 
and 4 o'clock p.m.), at the Franklin County Courthouse, 36 Main Street 
E., Meadville, MS 39653, offer for sale and will sell at public sale and 
outcry to the highest and best bidder for certified funds, the following 
described land and property, being the same land and property described 
in said Deed of Trust, situated in Franklin County, State of

V-4, PAGE 227 OF SAID PUBLIC RECORDS, SAID IRON PIN ALSO BEING THE POINT 
OF BEGINNING OF THIS DESCRIPTION, AND PROCEEDING THENCE NORTH 23 DEGREES 
07'00" EAST 220.30 FEET TO THE CENTER OF A PUBLIC COUNTY ROAD KNOWN AS 
THE HAMBURG ROAD; THENCE SOUTH 67 DEGREES 44'36" EAST ALONG THE CENTER 
OF SAID ROAD 100.00 FEET; THENCE LEAVING SAID ROAD AND RUN SOUTH 23 
DEGREES 07'00" WEST 220.30 FEET TO AN IRON PIN; THENCE NORTH 67 
DEGREES 44'36" WEST 100.00 FEET TO THE POINT OF BEGINNING. SUBJECT TO 
THE RIGHTS OF THE PUBLIC IN AND TO THAT PORTION KNOWN AS THE HAMBURG 
ROAD. ALSO, SUBJECT TO EASEMENTS AND RESTRICTIONS OF RECORD. CONTAINING 
0.51 ACRE. AS PER THE SURVEY OF R. K. PHILLIPS, REGISTERED LAND 
SURVEYOR, DATED OCTOBER 31, 1990, AND REVISED JULY 23, 1991, ATTACHED

The entire purchase price is due and payable at the conclusion of the 
auction in the form of certified funds. Insufficient funds will not be 
accepted and no personal checks will be accepted. Amounts received in 
excess of the winning bid, will be refunded to the successful purchaser 
at the time the foreclosure deed is delivered.
Should the undersigned become the last and highest bidder at the 
foreclosure sale, the Substitute Trustee is hereby authorized to 
transfer and assign said bid and to convey title to said foreclosed 
property to the Secretary of Veterans Affairs, an Officer of the United 
States of America, or the Secretary of Housing and Urban Development, an 
Officer of the United States of America, or whomever the undersigned 
shall authorize. The statement in the Substitute Trustee's Deed that the 
undersigned has requested transfer of its bid to grantee(s) in the 
Substitute Trustee's Deed shall be binding on the undersigned and 
conclusive evidence in favor of the assignee or other parties thereto 
and that the Substitute Trustee is duly authorized and empowered to 
execute same.

and conditions of a Deed of Trust dated June 28, 2010, executed by 
REGINA TENNER and WENDELL TENNER, JR. conveying certain real property 
therein described to DAVID W. KIOUS, as Trustee, for MORTGAGE ELECTRONIC 
REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR GUARANTY

Mississippi on the question of the abandonment of a section of that 
certain public road which is a part of the county road system being 
described as follows:

All that part and portion of Low Water Bridge Road SE lying and being 
situated Northerly of the South Line of the Northwest Quarter of the

TAKE NOTICE that Miss-Lou Operating, LLC ("Petitioner") has filed a 
Petition with the Mississippi State Oil and Gas Board under the above 
docket requesting an extension of the inactive well classification under 
Statewide Rule 28 for the Calcote Prospect No. 1 Well (API No. 
23-037-21495) ("the Well") in the Jeff Smith Field, Franklin County, 
Mississippi and for other relief as set forth in the Petition. The 
Petition in this matter is on file in the records in the office of the 
Mississippi State Oil and Gas Board and may there be examined.
The Petition will be heard by said Board at 9:00 a.m. on the 16th day of 
October, 2024, at 500 Greymont Avenue, Suite E, Jackson, Mississippi
