SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 28, 2021, Stephen R. Bewley and Oki Bewley executed a
Deed of Trust to J. Barret Martin, as Trustee for United Mississippi
Bank, being the Lender therein, under the terms of which the hereinafter
described property was conveyed to said Trustee to secure the payment to
the said Lender of a certain indebtedness therein mentioned and
described, which Deed of Trust is of record in Book 0336, at page 507,
among the Deeds of Trust on file in the office of the Chancery Clerk of
Franklin County, Mississippi;
WHEREAS, by Substitution of Trustee dated May23, 2023, and recorded May
24, 2023, in Deed of Trust Book 2023, at page 2735, of the Deed of Trust
Records of the Chancery Clerk of Franklin County, Mississippi,
Beneficiary, named Grayson R. Lewis as Substituted Trustee in said deed
of trust.
WHEREAS, default has been made in the payment of the indebtedness
secured by said deed of trust, and the Beneficiary has exercised the
option in such as provided, and has declared the entire unpaid balance
of said indebtedness immediately due and payable and has directed the
undersigned, as Substitute Trustee in said Deed of Trust, to execute the
same by sale of the property herein described in accordance with the
terms and conditions of the said Deed of Trust; and
NOW THEREFORE, notice is hereby given that I, Grayson R. Lewis, the
undersigned Substitute Trustee, will, within the legal hours of 11:00
a.m. and 4:00 p.m., on Friday, June 30, 2023, at the north front door of
the Franklin County Courthouse at Meadville, Mississippi, offer for sale
and sell to the highest and best bidder for cash the following described
property situated in Franklin County, Mississippi, to-wit:
IN SECTION 26, TOWNSHIP 5 NORTH, RANGE 4 EAST
A parcel of land located in part of the Southwest 1/4 of Section 26,
Township 5 North, Range 4 East, Franklin County, Mississippi, described
as:
Commencing at a 1 inch diameter iron pipe found marking the West 1/4
corner of said Section 26 and run South 89 degrees 42 minutes 25 seconds
East along the North line of the said Southwest 1/4 of Section 26 for a
distance of 1089.91 feet to an iron pin marking the POINT OF BEGINNING
of this description; thence continuing South 89 degrees 42 minutes 25
seconds East along the said North line of the Southwest 1/4 of Section
26 for a distance of 200.09 feet to an iron pin; thence run South for a
distance of 327.42 feet to an iron pin set on the North right-of-way of
United States Highway Number 98; thence run along the said North
right-of-way line of United States Highway Number 98 along a curve to
the right having a radius of 5684.30 feet and an arc length of 203.84
feet, begin subtended by a chord of South 82 degrees 30 minutes 00
seconds West for a distance of 203.83 feet to an iron pin set at a fence
corner; thence leaving the said North right-of-way line of United States
Highway Number 98 and run North 00 degrees 19 minutes 15 seconds East
along a fence for a distance of 355.06 feet to the POINT OF BEGINNING.
Subject to easements and restrictions of record. Containing 1.578 acres
as per the map or plat of survey by David Cothren, Registered
Professional Land Surveyor, dated September 12, 2007, a copy of which is
attached to that certain Warranty Deed recorded in Deed Book V11, Pages
512-515 of the land records of Franklin County, Mississippi, reference
to which is hereby made for all purposes.
Being the same property conveyed by Carolyn Thornton, an unremarried
widow, to Roger Dale Causey, a married man, and Robert Martin, a married
man, by Warranty Deed dated October 31, 2007, and recorded in Deed Book
V-11, Pages 512-515 of the land records of Franklin County, Mississippi,
reference to which is hereby made for all purposes.
Being the same property conveyed by Marie Weatherly to Stephen R. Bewley
by Warranty Deed dated December 8, 2020, and recorded in Deed Book P-14,
Pages 375-377 of the land records of Franklin County, Mississippi,
reference to which is hereby made for all Purposes, and re-recorded in
Deed Book P-14, Pages 563-566 of the land records of Franklin County,
Mississippi, reference to which is hereby made for all purposes.
The sale of the above described property shall be made subject to the
lien of any city, county and state ad valorem taxes which taxes shall be
paid entirely by the purchaser at said sale.
I shall convey only such title as is vested in me as Substitute Trustee.

PUBLIC NOTICE
TAKE NOTICE that Kaiser Operating, LLC ("Petitioner") has filed a
Petition with the Mississippi State Oil and Gas Board under the above
docket requesting an extension of the inactive well classification under
Statewide Rule 28 for the USA 19-3 Well (API No. 2303701079) located in
the Panther Creek Field, Franklin County, Mississippi and for other
relief as set forth in the Petition. The Petition in this matter is on
file in the records in the office of the Mississippi State Oil and Gas
Board and may there be examined.
The Petition will be heard by said Board at 9:00 a.m. on the 19th day of
July, 2023, at 500 Greymont Avenue, Suite E, Jackson, Mississippi 39202,
at which time and place you may appear and contest said matter.
If you intend to contest the Docket or request a continuance you must
notify the Board and the Petitioner's representative of your intention
in writing not later than 5:00 p.m. Tuesday, July 11, 2023, which is
seven (7) days prior to the date stated above for the hearing. Failure
to so notify the Board and the Petitioner's representative shall be a
waiver of your right to contest or request a continuance.
You are advised the Board may adopt an order concerning a Petition which
may differ from the relief requested by the Petitioner and the Board
will enter such order or orders as in its judgment may be appropriate in
accordance with the evidence presented.
